Originally built as a defensive stronghold
commissioned by Emperor Frederick Barbarossa and later transformed into a monastic retreat and noble residence, the castle has been meticulously restored under the creative direction of Martyn Lawrence Bullard. Today it stands as one of Umbria’s most refined private estates, a home where heritage and contemporary comfort live in perfect harmony.

I had the privilege of following its restoration closely the very first stages of the project to its complete transformation. Over those years, I witnessed the extraordinary care and precision that went into every detail, from the preservation of original materials and ancient stonework to the choice of fabrics, colours, and furnishings.
Working side by side with the architects and interior designer Martyn Lawrence Bullard, whose creative vision brought timeless elegance and warmth to the interiors, gave me a true understanding of how exceptional this project was.
Castello di Procopio, with its beautifully restored interiors, serene gardens, and wellness area, transforms into a place not only of history and beauty, but also of restoration, wellbeing, and authentic Italian hospitality.
Details
The castle extends over 2,000 square metres and can host up to 16 guests in 8 en-suite bedrooms, each with its own distinctive charm. Built in a U-shape, the residence unfolds around a central courtyard, creating an architectural harmony that offers both connection and privacy.
On one side of the castle, the ground floor features a magnificent living room with an impressive antique marble fireplace, elegant tapestries, and multiple seating areas that create a warm, inviting atmosphere. This space opens onto a cozy dining room with a large wooden table, leather armchairs, and a stone fireplace, perfect for convivial meals and winter evenings by the fire.
The same wing includes a modern kitchen, fitted with contemporary appliances and elegant finishes that blend seamlessly with the historical character of the interiors.
The upper floor of this wing hosts a large master bedroom, bright and refined, together with another double bedroom and a beautiful terrace where guests can relax and admire the panoramic view of the valley and the surrounding hills.
On the opposite wing of the U-shaped castle, there are six additional bedrooms, all elegantly furnished and with en-suite bathrooms. Two of these bedrooms have their own private terraces, offering a quiet space to enjoy the landscape in complete privacy.
Every detail of the castle — from its stone floors and vaulted ceilings to its antique furnishings and original fireplaces — reflects a restoration that respects its medieval soul while introducing all the comfort of a contemporary private home.
Outdoor Living
The estate extends across five hectares of private land framed by olive groves, manicured lawns, and ancient cypress trees. At its heart lies a 15×6.5-metre swimming pool, perfectly positioned among the olive trees and accompanied by a pool house with lounge area.
A stone barbecue, shaded al fresco dining terrace, and panoramic viewpoints make the outdoor spaces ideal for long summer lunches and evening aperitifs. The grounds also include a private parking area and an exclusive access road ensuring total privacy.
Every corner of the property has been designed to enhance its natural setting — peaceful, scenic, and surrounded by the timeless beauty of the Umbrian countryside.
