Palazzo Terranova
An Umbrian Retreat for the Soul
Set high in the tranquil Umbrian hills, Palazzo Terranova is a place that feels both majestic and intimate, a retreat for the senses and for the soul. Once a noble 18th-century residence, the property has been lovingly restored into a refined country home where the rhythm of time slows down, and every detail reflects grace, comfort, and care.

Surrounded by cypress-lined roads, olive groves, and the soft colors of the Italian countryside
the palazzo overlooks an endless panorama of rolling hills and medieval villages. From sunrise to dusk, the light shifts gently across the valley, filling the house with warmth and quiet beauty.
Inside, the atmosphere is one of authentic hospitality, understated and elegant. The spaces are designed for both conviviality and calm: a cozy bar for evenings by the fire, large salons filled with natural light, and a collection of bedrooms that combine antique charm with contemporary ease.
Palazzo Terranova is not a place that tries to impress, it welcomes. Whether shared with family, friends, or simply a moment of solitude, it embodies the essence of Italian living: harmony, generosity, and timeless style.
Beyond the main villa, La Palazzina, the charming guest cottage, offers additional privacy surrounded by olive trees, ideal for those who wish to experience the property with a sense of independence and quiet connection to nature.
This is not simply a stay, it is an immersion in the spirit of Umbria, where beauty is felt rather than shown, and where every corner invites you to slow down, breathe, and be present.

There are no Neighbours, no Noise
The property is elegant yet peaceful, with a breathtaking view that seems to restore the soul each time you look out across the hills.
Every corner reflects impeccable restoration work, with soft, harmonious colors and interiors that convey both refinement and serenity. There is a timeless grace in the way this house welcomes you, it’s sophisticated, but never pretentious; quiet, but full of life.
Palazzo Terranova is perfect for families, groups of friends, or even a few guests seeking privacy and renewal, surrounded by nature and immersed in the authentic beauty of Umbria, a beauty that truly unfolds right before your eyes.
Details
The Villa
The main residence unfolds over three floors, where the timeless charm of an 18th-century country home meets contemporary comfort and understated sophistication.
On the ground floor, a grand entrance opens onto a series of inviting living spaces. The heart of the level is a cozy bar, complete with a counter, comfortable seating, a fireplace, and a piano that adds an elegant note to the atmosphere — ideal for intimate gatherings and relaxed evenings by the fire. Another piano sits gracefully in the entrance hall, enhancing the sense of warmth and tradition that defines the property.
The ground floor also includes a dining room for up to eighteen guests, a TV room, a professional kitchen, and the Aga Room, alongside a small service room equipped with coffee and tea machines, where guests can prepare drinks throughout the day.
On the first floor, a spacious living room with fireplace offers a refined and comfortable setting, alongside the master bedroom and two additional double bedrooms, all with en-suite bathrooms and sweeping views of the Umbrian hills.
The second floor features another elegant sitting room with a piano, together with four additional bedrooms, each tastefully decorated and equipped with private bathrooms.
In total, the main villa offers seven bedrooms, all designed with light, comfort, and harmony in mind.
Across the interiors, terracotta floors, beamed ceilings, and softly painted walls — some adorned with delicate decorative motifs — reflect the timeless character and care that guided every stage of the restoration.
A few steps from the main house stands La Palazzina, a charming guest cottage offering additional privacy and independence. The cottage features two double bedrooms, a comfortable living room with fireplace, a dining area, a fully equipped kitchen, and a private garden surrounded by olive trees. It is ideal for extra guests seeking more privacy, or for staff members accompanying families or groups staying at Palazzo Terranova.
Outdoor Living
The exterior of Palazzo Terranova is a celebration of the Umbrian landscape. The main terrace, framed by climbing roses and lavender, is perfect for al fresco dining or evening cocktails as the sun sets behind the hills. A short walk from the house, the infinity pool offers breathtaking views of the valley — a peaceful haven surrounded by olive trees and fragrant gardens.
Several shaded seating areas, a barbecue and pizza oven space, and a pergola-covered dining area make outdoor living an essential part of the experience. Walking paths through the property lead to hidden spots where guests can read, meditate, or simply take in the quiet beauty of nature.
